# RevPAR

Read revenue per available room — the one figure that combines how full you are with what you charged.

The **RevPAR** widget shows revenue per available room. RevPAR combines how full you are with what you charged, in 1 number. That number compares fairly across hotels, periods and segments.

RevPAR is your room revenue spread across every available room night, sold or not. A **room night** is 1 room available or sold for 1 night. RevPAR is the same as your occupancy multiplied by your [ADR](/revhero-docs/your-hotels-performance/dashboard/adr.md).

Like revenue, RevPAR is net of channel commission and gross of VAT.

![Two routes to RevPAR, one answer](https://272652298-files.gitbook.io/~/files/v0/b/gitbook-x-prod.appspot.com/o/spaces%2FnzEa7YGji6t92Mfc0ZJ1%2Fuploads%2Fgit-blob-e033e54be9f602adee19c8241ddbfb2f644c63bc%2Frevpar-two-routes-to-one-number.svg?alt=media)

*Revenue over every available room, or ADR times occupancy. Both roads give 172.64€.*

## What you see

| Element | What it means |
| ------------------------------------------------------ | ------------------------------------------------------------------------------------------------ |
| Headline value, purple (for example `172.64€`) | RevPAR for the selected period |
| **VS STLY** (for example `156.76€` `↑ 10.13%`) | STLY means Same Time Last Year. It is the RevPAR at the same point in last year's booking window |
| **LY Actual** (for example `160.04€` `↑ 7.87%`) | The RevPAR last year finally reached for the same period |
| **Forecasting** (for example `175.24€` `↓ 1.48%`) | The projected close. Expanded view only |
| **Reference Date** (for example `26/06/2026`) | The as-of day the figures are reported for. Expanded view only |
| Budget bar (for example `Budget: 128.57€` · `134.28%`) | Your target and your attainment against it |

{% hint style="info" %}
You do not enter a budget RevPAR directly. Load budget Revenue and budget Room Nights in [Budget & Target](/revhero-docs/your-hotels-performance/budget-target.md), and the RevPAR target appears here on its own. Until then a purple **Add budget** link sits where the bar would be. This is the normal empty state, not a fault.
{% endhint %}

## The chart

Over a full month, or any longer range, the chart draws 3 lines. The vertical axis is in €. A faint vertical line marks today.

| Line | What it shows |
| ---------------------------------------------------------------- | ------------------------------------ |
| **Purple**, labelled with the month in view (for example `JUNE`) | Daily RevPAR for the current period |
| **Teal `STLY`** | The same dates last year |
| **Pink dashed `FORECASTING`** | The projection, starting after today |

Pick a short custom range of only a few days and the chart changes to paired bars. You get a purple current-period bar beside a teal STLY bar for each day. There is no forecast series in that shape.

Hold your pointer over a date to see that day's figures: the current date and value, the same date last year, and **LY Actual**. The expanded line chart adds **Forecasting**. On the today marker, the first row is labelled **`Today`**.

## RevPAR or revenue?

[Revenue](/revhero-docs/your-hotels-performance/dashboard/revenue.md) is your total output. RevPAR is your output for each unit of capacity.

A 50-room hotel taking €50,000 has a higher RevPAR than a 200-room hotel taking €100,000. So RevPAR is the right figure for comparing properties. Revenue is the right figure for budget discussions.

RevPAR also separates yield from growth. If you add rooms, revenue rises on its own. RevPAR tells you whether each room earns more.

## How to read it

| What you see | What it means |
| ------------------------------------ | ---------------------------------------------------------------------------------------------------------------------------- |
| RevPAR up, occupancy up, ADR up | Clear outperformance. Stay with your current strategy |
| RevPAR up, ADR down | You reduced rate to fill rooms, and it worked. This is common in shoulder season |
| RevPAR up, revenue flat | You have more saleable rooms than before. Your yield did not improve |
| RevPAR falling while occupancy rises | You are filling rooms too cheaply. Review your **Min Rate** floors in [Pricing](/revhero-docs/setting-your-rates/pricing.md) |

If you run more than 1 property, RevPAR is the comparison that works whatever the size of each hotel. Beating your revenue target while missing your RevPAR target means you are buying volume cheaply.

## If something looks wrong

| What you see | Usual cause | What to do |

| **Add budget** instead of the bar | You loaded no targets | Set budget Revenue and budget Room Nights in [Budget & Target](/revhero-docs/your-hotels-performance/budget-target.md) |
| **LY Actual** missing | Less than 12 months of history | Use the budget bar until you have a full year |
| Very large spikes on single dates | A group booking, or a promotion on that date | Open that date on the [Yielding Board](/revhero-docs/setting-your-rates/yielding-board.md) |

## Common questions

**Should I optimise for RevPAR or revenue?** Both. RevPAR is the better working measure for a revenue manager, because it is normalised. Owners and general managers usually work from revenue.

**Why is RevPAR up against STLY but down against LY Actual?** You are pacing ahead of the same point last year. But last year finished higher than you are currently projected to finish. STLY is the live signal. LY Actual is the review after the fact. Both are valid.

**Is it net of commission?** Yes.

**Can I see it by segment?** Yes. Change the metric in [Business Mix](/revhero-docs/your-hotels-performance/dashboard/business-mix.md).
