# ADR

See the average price you are actually achieving per room night, against last year and your target.

The **ADR** widget shows the average price you achieved for each room night sold across the period. ADR is the price side of yield. [Occupancy](/revhero-docs/your-hotels-performance/dashboard/occupancy.md) is the volume side. A **room night** is 1 room sold for 1 night.

ADR here is per **room**, not per guest. It is net of channel commission. It is gross of VAT, because your revenue figure is gross of VAT.

Extras such as breakfast or parking are excluded, unless they are priced into the rate plan itself. See [Supplements](/revhero-docs/setting-your-rates/pricing/supplements.md).

![ADR is one division, nothing more](https://272652298-files.gitbook.io/~/files/v0/b/gitbook-x-prod.appspot.com/o/spaces%2FnzEa7YGji6t92Mfc0ZJ1%2Fuploads%2Fgit-blob-e212014043466930c5f9300f22eadddad7b14314%2Fadr-is-revenue-per-room-sold.svg?alt=media)

*Room revenue divided by the room nights you sold. Nothing else goes into it.*

## What you see

| Element | What it means |
| -------------------------------------------------------- | --------------------------------------------------------------------------------------------- |
| Headline value, large and purple (for example `205.29€`) | ADR for the selected period |
| **VS STLY** (for example `202.71€` `↑ 1.27%`) | STLY means Same Time Last Year. It is the ADR at the same point in last year's booking window |
| **LY Actual** (for example `202.22€` `↑ 1.52%`) | The ADR last year finally reached for the same period |
| **Forecasting** (for example `209.57€` `↓ 2.04%`) | The projected close. Expanded view only |
| Budget bar (for example `Budget: 160.71€` · `127.74%`) | Your target and your attainment against it |

Click the ⤢ icon to expand the widget and see **Forecasting** and the **Reference Date**. Click the ⤡ icon to collapse it again.

{% hint style="info" %}
You do not enter a budget ADR directly. Load budget Revenue and budget Room Nights in [Budget & Target](/revhero-docs/your-hotels-performance/budget-target.md), and the ADR target appears here on its own. Until then a purple **Add budget** link sits where the bar would be. This is the normal empty state, not a fault.
{% endhint %}

## The chart

Over a full month, or any longer range, the chart draws 3 lines. The vertical axis is in €.

| Line | What it shows |
| ---------------------------------------------------------------- | -------------------------------- |
| **Purple**, labelled with the month in view (for example `JUNE`) | Daily ADR for the current period |
| **Teal `STLY`** | The same dates last year |
| **Pink dashed `FORECASTING`** | The projection over future dates |

Pick a short custom range of only a few days and the chart changes to paired bars. You get a purple current-period bar beside a teal STLY bar for each day. There is no forecast series in that shape.

Hold your pointer over a date to see its figures. The line chart gives you 4 rows: the current date and value, the same date last year, **LY Actual** and **Forecasting**. The bar view gives you the first 3.

## How to read it

**A red figure means you are cheaper than last year at the same point.** That is either a deliberate rate strategy or a problem. [Rate Recommendation](/revhero-docs/your-hotels-performance/dashboard/rate-recommendation.md) tells you which.

| What you see | What it usually means |
| ------------------------------------------ | ------------------------------------------------------------------------------------------------------------------------------------------------------------- |
| Sharp spikes on single dates | Long stays, suite sales, or a peak event day |
| ADR rising while room nights stay flat | You are holding your price. Watch [Pickup](/revhero-docs/your-hotels-performance/dashboard/pickup.md) for signs that guests are refusing it |
| ADR rising and online market share rising | You are winning business at higher prices. Continue |
| ADR rising but online market share falling | Guests are comparing you and booking elsewhere. Check [Competitor Rate Analysis](/revhero-docs/your-hotels-performance/dashboard/competitor-rate-analysis.md) |
| ADR falling with no rate change behind it | Your channel mix moved towards higher-commission channels. Check [Business Mix](/revhero-docs/your-hotels-performance/dashboard/business-mix.md) |

**Read ADR with occupancy.** ADR up with occupancy falling sharply means you priced too high. Reduce rate on the [Yielding Board](/revhero-docs/setting-your-rates/yielding-board.md). ADR down with rooms filling means your rate strategy is doing what you asked of it.

**Watch the budget percentage.** Above 100% you are ahead of target. Below 80% as the period closes, investigate now rather than at month end.

## If something looks wrong

| What you see | Usual cause | What to do |
| ----------------------------------- | ------------------------------------------------------------------- | ------------------------------------------------------------------------------------------------- |
| ADR reads 0 | No room nights sold, or no published rates | Check your rate plans on the [Yielding Board](/revhero-docs/setting-your-rates/yielding-board.md) |
| ADR far below what you expect | Your channel mix moved towards higher-commission channels | Check [Business Mix](/revhero-docs/your-hotels-performance/dashboard/business-mix.md) |
| Daily ADR moves up and down sharply | Very few room nights on those dates, so 1 booking moves the average | Read a longer period. Expect this on quiet midweek dates |
| Budget bar shows 0% | Budget Revenue or budget Room Nights is missing | Set both in [Budget & Target](/revhero-docs/your-hotels-performance/budget-target.md) |
| **LY Actual** missing | Less than 12 months of history | Use the budget bar as your comparison until you have a full year |

## Common questions

**Is it net of commission?** Yes. ADR shows what the hotel receives after channel commission.

**How are single-occupancy rooms handled?** 1 room sold for 1 night is 1 room night, whoever stays in it. ADR is per room.

**Why did ADR drop on a date with no new bookings?** A high-rate booking cancelled, or a higher-priced room category sold out and lowered the average. Check the [Event Log](/revhero-docs/automation/event-log.md) for that date.
