# Y

Hotel and revenue management terms beginning with Y.

## Year (budget year)

The budget year is the 12-month period you plan and report against. It usually matches the calendar year, but it may follow a financial year instead.

**Example.** On a calendar year, the 2026 budget year runs from 1 January to 31 December 2026.

It is the frame for your goals on room nights, revenue, ADR, occupancy and costs. Every comparison against budget, last year, on the books and forecast is measured inside it.

## Yield

Yield is the revenue you actually earned from a room, against the most you could have earned. It shows how efficiently you priced.

**Yield = actual revenue ÷ potential revenue × 100**

**Example.** A room with a rack rate of €200 sells for €150. Yield = 150 ÷ 200 × 100 = **75%**.

## Yield management

Yield management is the daily work of changing your rates and your restrictions to earn the most from a fixed number of rooms. Rooms are perishable: an empty night can never be sold again.

**Example.** You raise the rate for a Saturday in peak season when demand is strong. You lower the rate for a midweek night in low season when occupancy is behind target.

The main tools:

* Dynamic pricing by date and room type
* Minimum and maximum length of stay rules
* Closed to Arrival and Closed to Departure
* Rate fences and segmentation

A system can do the analysis for you. The strategic calls — when to hold your rate, when to discount, when to restrict — stay with you.
