# U

Hotel and revenue management terms beginning with U.

## Unconstrained demand

Unconstrained demand is every room night you could have sold if nothing had stood in the way — no capacity limit, no stay restriction and no rate barrier. It is the true demand for a date.

**Unconstrained demand = rooms sold + turnaways + denied bookings**

**Example.** A 100-room hotel sells out for a date. It also records 20 turnaways and 10 enquiries refused because of restrictions. Unconstrained demand = 100 + 20 + 10 = **130 room nights**.

It shows where your pricing power really is. A date with demand far above your capacity was priced too low.

## Unconstrained revenue

Unconstrained revenue is the revenue you could have earned if you had an unlimited number of rooms to sell.

Comparing it with what you actually earned shows the revenue you lost to your own capacity.

## Undercut

A channel selling your property below your own rate for the same room and date.

RoomPulse shows you where this is happening, on the Parity screen for your own channels and on MetaRadar across metasearch channels and markets.

## Upsell

Upselling is offering a guest a higher room category or a better service at a higher price, either when they book or when they check in.

**Example.** A guest booked in a Standard Room is offered a Superior Room for €30 more a night, or a suite for €70 more.

Upselling raises revenue per guest without needing another booking. Done as a genuine offer, it also raises guest satisfaction.
