# T

Hotel and revenue management terms beginning with T.

## Target market

Your target market is the group of guests you set out to attract, through your pricing, your marketing and your service. It is defined by who they are, why they travel, where they come from and how they book.

Common target markets: business travellers, leisure tourists, families, groups and events, luxury guests, budget-conscious guests.

**Example.** A hotel near a conference centre targets corporate travellers from Monday to Thursday, and leisure guests at the weekend.

## Total revenue

Total revenue is every source of income added together — rooms, extras and everything else.

**Total revenue = room revenue + ancillary revenue + other income**

It is the basis of TRevPAR, and the fairest measure of how the whole property is performing.

## Total revenue management

Total revenue management extends revenue management beyond rooms to every income stream you have — food and beverage, spa, parking, meeting space and other services. You optimise the whole property, not the room alone.

**Example.** A guest paying a lower room rate who spends heavily in your restaurant and spa can be worth more than a guest paying a premium rate for the room only.

What changes when you work this way:

* TRevPAR becomes your headline measure, in place of RevPAR
* You forecast ancillary demand alongside room demand
* You price rooms, packages and services together
* You judge a guest on their whole value, not their room rate

## Transient

Transient guests are individual travellers booking for themselves, for leisure or for business. They are not part of a group, a contract or a package.

Typical behaviour:

* Stay 1 to 3 nights
* Pay a flexible or dynamic rate, not a contracted one
* Book direct, through an OTA, through a call centre or through a travel agent

**Example.** A solo business traveller booking 1 night through an OTA is transient business.

Transient is normally your highest-yield segment, so it is the one most watched in pace and pickup reports.

## Travel agent

A travel agent is a third party who books travel for a client — rooms, flights and packages. They may work alone, in a retail agency or inside a corporate travel network.

How they work with you:

* They reach your rooms through the GDS
* They earn commission on each booking, normally 8% to 15%
* They may be offline, in a high street agency, or online

**Example.** A corporate travel agent books a 3-night stay through the GDS and earns 10% commission from the hotel.

Travel agents matter most for corporate, consortia and international business, and they often lead group and event bookings.

## TRevPAR (Total Revenue per Available Room)

TRevPAR is all your revenue spread across every available room, including food and beverage, spa, parking and events. RevPAR counts only the room.

**TRevPAR = total hotel revenue ÷ rooms available**

**Example.** A 100-room hotel takes €50,000 in total revenue in a day. TRevPAR = 50,000 ÷ 100 = **€500**.

TRevPAR matters most in full-service hotels, resorts and conference hotels, where income outside the room is large. It shows how much every department contributes.

## TREVPEC (Total Revenue per Client)

TREVPEC is the total revenue one guest generates across their whole stay — room, food and beverage, spa, activities and anything else they charge.

**TREVPEC = total revenue from the guest ÷ number of guests**

**Example.** A guest spends €500 on the room, €200 on food and drink and €100 in the spa. TREVPEC = **€800**.

It shows the real value of a guest, which the room rate alone hides. It is most used in luxury, resort and full-service hotels.

## Turnaway

A turnaway is a guest who wanted to book and could not. The reason may be no availability, a stay restriction, or a rate they would not accept.

Common reasons:

* The hotel is full
* A stay restriction blocked the booking, such as MinLOS or CTA
* The guest refused the rate or the conditions
* An internal limit or overbooking protection stopped it

**Example.** A guest asks for 2 nights, but you are full on 1 of them. The booking cannot be taken, and it is logged as a turnaway.

Turnaways show you demand you could not sell. Counted over time, they tell you whether you should have sold more rooms or priced higher.
