# S

Hotel and revenue management terms beginning with S.

## Search gap lead time

The number of days between the first online search for a stay date and the arrival date itself.

**Search gap lead time = arrival date − first search date**

**Example.** The first searches for a stay on 20 August appear on 1 July. The search gap lead time is **50 days**.

It is an early demand signal. Search activity builds before bookings do, so it tells you a date is warming up while you can still act on rate.

**See also:** [Booking lead time](/revhero-docs/support/glossary/b.md) · [Online demand](/revhero-docs/support/glossary/o.md) · [Pricing lead time](/revhero-docs/support/glossary/p.md)

## Seasonality

Seasonality is the demand pattern that repeats by time of year, by day of week and around calendar events. Most hotels have a clear high season, mid season and low season.

**Example.** A Mediterranean resort has high season in July and August, mid season in May, June, September and October, and low season from November to March.

Seasonality drives your rates, your minimum stay rules and your channel plan. It is a starting input to any forecast.

## Segmentation

Segmentation is the grouping of your demand by how it books, what it pays and why it travels. It lets you price, distribute and market to each group on its own terms.

| Segment | What it is |
| ------------- | --------------------------------------------------------------- |
| **Direct** | Booked with you — website, phone or walk-in. Lowest cost to win |
| **Transient** | Individual travellers, not part of a group or a contract |
| **Corporate** | Contracted business travel at a negotiated rate |
| **Group** | Several rooms booked together for a meeting, wedding or event |
| **OTA** | Booked through an online travel agent |
| **Wholesale** | Sold in bulk to a third party at a net rate |
| **Consortia** | Travel agent networks with negotiated corporate programmes |

**Example.** You find that direct bookings carry your highest ADR and your lowest commission. You build website offers to grow them, and you limit group availability in peak season to protect higher-yield transient business.

## Sell limit (allotment cap)

A sell limit caps how many rooms may be sold through one channel, one rate plan or one partner. It protects rooms for the business you value most.

**Example.** You cap an OTA at 20 rooms a night. Once those 20 are sold, the OTA shows no availability, and the rest of your rooms stay open for direct and corporate guests.

Sell limits are common for wholesalers, for OTAs and for promotional rates. They help you control your cost of acquisition.

***

## Sell rate

The sell rate is the rate a guest actually sees and can book. It is the rate after markups, taxes and any adjustment the channel makes.

It is what appears on OTA sites, on your own website and on metasearch. It can differ by channel, which is why parity is watched.

**See also:** [Net rate](/revhero-docs/support/glossary/n.md) · [Rate parity](/revhero-docs/support/glossary/r.md) · [Sell limit](#sell-limit-allotment-cap)

***

## Sell through

Sell through lets a booking continue across a restricted date, instead of being refused. The guest may stay through the date, as long as they do not arrive on it.

It keeps longer stays open during events and peak periods, when a blunt closure would turn away good business.

**See also:** [Closed to Arrival (CTA)](/revhero-docs/support/glossary/c.md) · [Close out](/revhero-docs/support/glossary/c.md) · [Stay restriction](#stay-restriction)

***

## Sell-out

A sell-out is a date on which every available room is sold. You are at 100% occupancy.

A sell-out is not always good news. If you sold out weeks early, your rate was probably too low. Frequent sell-outs suggest you are underpricing. Never selling out suggests the opposite.

**See also:** [Last room value](/revhero-docs/support/glossary/l.md) · [Occupancy](/revhero-docs/support/glossary/o.md) · [Overbooking](/revhero-docs/support/glossary/o.md) · [Unconstrained demand](/revhero-docs/support/glossary/u.md)

***

## Shoulder date

A shoulder date is the day just before or just after a busy period, such as a weekend or an event. Demand is lower on it, but it still has revenue in it.

You lift shoulder dates with minimum stay rules that pull the busy night across them, or with a targeted offer.

**See also:** [MinLOS](/revhero-docs/support/glossary/m.md) · [Shoulder season](#shoulder-season) · [Stay restriction](#stay-restriction)

***

## Shoulder season

The shoulder season is the period between your high season and your low season. Demand, occupancy and rates are all moderate.

**Example.** A seaside resort is busy from June to August and quiet from November to February. Its shoulder seasons are April to May, and September to October.

Guests are more flexible on dates in the shoulder season, so added value and length-of-stay offers work better than plain discounts.

**See also:** [Demand forecasting](/revhero-docs/support/glossary/d.md) · [Period](/revhero-docs/support/glossary/p.md) · [Seasonality](#seasonality) · [Yield management](/revhero-docs/support/glossary/y.md)

***

## Single supplement

A single supplement is the rate adjustment you apply when a room built for 2 or more guests is booked by 1 guest. It can add to the rate or reduce it.

**Example.** A Double Room costs €130 for 2 guests. The single supplement is -€20, so 1 guest pays **€110**.

A single guest uses the same room but spends less on food, drink and extras. The supplement brings the rate closer to the value delivered.

**See also:** [Pax](/revhero-docs/support/glossary/p.md) · [Rate plan](/revhero-docs/support/glossary/r.md) · [Supplement](#supplement)

***

## Ski resort

A ski resort is a property in a ski destination, with a season driven by snow conditions and school holidays. Winter is its peak.

Demand is strong for family and group business, and it shifts with the weather. Budgets and forecasts have to be flexible for that reason.

**See also:** [Resort hotel](/revhero-docs/support/glossary/r.md) · [Seasonality](#seasonality) · [Shoulder season](#shoulder-season)

***

## Sold Out (RoomPulse)

A date on which no rate could be found for a property because it has nothing left to sell. It is a state of its own on the Market Rates calendar, and it is different from a missing rate.

The difference matters. Sold out is information about the market. A missing rate is information about the shopping.

**See also:** [Availability band](/revhero-docs/support/glossary/a.md) · [Rate shopping](/revhero-docs/support/glossary/r.md) · [Market Rates](/revhero-docs/roompulse/market-rates.md)

***

## Source (RoomPulse)

The channel whose rates you are reading — **Any Provider** for the lowest rate found on any channel, or a named one such as Booking, Expedia or Brand.com.

The source is part of the question you are asking. Comparing Brand.com against Booking for the same dates shows whether a competitor prices their direct channel to win.

**See also:** [Brand.com](/revhero-docs/support/glossary/b.md) · [Rate shopping](/revhero-docs/support/glossary/r.md) · [What RoomPulse shops](/revhero-docs/roompulse/shopping-coverage.md)

***

## Source of business

Source of business is where a booking came from. It can be read as a channel, such as an OTA, the GDS or your own website, or as a segment, such as corporate, leisure or group.

You use it to manage your channel mix, to check commission costs and to target your marketing.

**See also:** [Channels](/revhero-docs/support/glossary/c.md) · [Commission](/revhero-docs/support/glossary/c.md) · [Distribution channel](/revhero-docs/support/glossary/d.md) · [Segmentation](#segmentation)

## Spa hotel

A spa hotel is a property with dedicated spa and wellness facilities, such as treatment rooms, saunas and relaxation areas, sold as part of the guest experience.

Spa performance is normally measured with SUR, RevPATH or SREVPOR rather than with room metrics.

**See also:** [RevPATH](/revhero-docs/support/glossary/r.md) · [SREVPOR](#srevpor-spa-revenue-per-occupied-room) · [SUR](#sur-spa-utilisation-ratio)

***

## SREVPOR (Spa Revenue per Occupied Room)

SREVPOR is the average spa revenue you earn for each occupied room. It links spa income to how full the hotel is.

**SREVPOR = spa revenue ÷ occupied rooms**

**Example.** A hotel earns €5,000 in spa revenue with 250 occupied rooms. SREVPOR = 5,000 ÷ 250 = **€20**.

**See also:** [RevPATH](/revhero-docs/support/glossary/r.md) · [RevPOR](/revhero-docs/support/glossary/r.md) · [SUR](#sur-spa-utilisation-ratio) · [Upsell](/revhero-docs/support/glossary/u.md)

***

## Static pricing

Static pricing is a fixed rate that does not move with demand, season or availability. It is normal in corporate contracts, group blocks and wholesale agreements.

It is simple to manage and easy for a partner to sell. It also caps what you can earn when demand is strong, so it should sit alongside dynamic pricing, not replace it.

**See also:** [Dynamic pricing](/revhero-docs/support/glossary/d.md) · [Negotiated rate](/revhero-docs/support/glossary/n.md) · [Net rate](/revhero-docs/support/glossary/n.md) · [Wholesaler](/revhero-docs/support/glossary/w.md)

***

## Stay

A stay is the whole period between a guest's check-in and check-out.

It is the basis of length of stay and of room nights, and it is the unit most loyalty and segment reporting is built on.

**See also:** [Length of Stay (LOS)](/revhero-docs/support/glossary/l.md) · [Room nights](/revhero-docs/support/glossary/r.md)

***

## Stay restriction

A stay restriction is a control that limits when a guest may arrive, depart or how long they may stay. You use it to shape demand on a date rather than to change its price.

| Restriction | What it does |
| ----------- | ------------------------------------------------------- |
| **MinLOS** | The guest must book at least a set number of nights |
| **MaxLOS** | The guest may not book more than a set number of nights |
| **CTA** | Closed to Arrival — no guest may arrive on the date |
| **CTD** | Closed to Departure — no guest may depart on the date |

**Example.** You set a MinLOS of 3 nights across a long weekend. Only longer stays are accepted, so you fill the quiet nights either side of the busy one.

Use restrictions with care. Too many of them turns away business, especially if your competitors stay flexible.

**See also:** [Closed to Arrival (CTA)](/revhero-docs/support/glossary/c.md) · [Closed to Departure (CTD)](/revhero-docs/support/glossary/c.md) · [MaxLOS](/revhero-docs/support/glossary/m.md) · [MinLOS](/revhero-docs/support/glossary/m.md) · [Sell through](#sell-through) · [Shoulder date](#shoulder-date)

## STLY (Same Time Last Year)

STLY is your position for a stay date at the same point in last year's booking curve. It is the fairest year-on-year comparison you have.

**Example.** Today is 7 April 2026 and you are looking at 20 April 2026, which is 13 days away. STLY is what you held for 20 April 2025 as of 7 April 2025, also 13 days away.

Comparing what you hold today against last year's finished result is misleading, because last year's late bookings had not arrived yet at this point. STLY removes that problem.

### The comparison suffixes

Most metrics in a report carry the same set of suffixes. They work the same way on ADR, occupancy, revenue, RevPAR and room nights.

| Suffix | What it means |
| ------------------------------ | -------------------------------------------------------------------- |
| **OTB** | On the books — what you already hold for a future date |
| **STLY** | What you held for the same date at the same point last year |
| **LY** | What you finished with last year, after the stay happened |
| **BDGT** | What you budgeted |
| **FCST** | What you forecast |
| **vs STLY / LY / BDGT / FCST** | The gap between OTB and that comparison, as a number or a percentage |

## STR report

An STR report is an industry benchmarking report that compares your occupancy, ADR and RevPAR against your competitive set and your market. It comes from Smith Travel Research, now part of CoStar.

What it contains:

* Occupancy, ADR and RevPAR for your property
* The same measures for your comp set, combined and anonymous
* The MPI, ARI and RGI indices
* Year-on-year comparisons

It is the standard benchmark in the industry. Most owners and management companies expect a monthly STR analysis.

## Supplement

A supplement is a charge added to, or taken off, the base room rate. It covers a change in the number of guests, in meal plan or in extra services.

**Example.** A Double Room has a base rate of €130. The single supplement is -€20, an extra bed is +€30, and a half-board upgrade is +€25 per person.

Supplements let you price every combination of guests and board without building a separate rate plan for each one.

**See also:** [Board type](/revhero-docs/support/glossary/b.md) · [Pax](/revhero-docs/support/glossary/p.md) · [Rate plan](/revhero-docs/support/glossary/r.md) · [Single supplement](#single-supplement)

***

## SUR (Spa Utilisation Ratio)

SUR is the share of your available treatment hours that are actually booked. It measures how well your spa uses its capacity.

**SUR = booked treatment hours ÷ available treatment hours × 100**

**Example.** A spa has 3 treatment rooms, open 8 hours a day, 7 days a week. That is 3 × 8 × 7 = 168 available hours. If 126 hours are booked, SUR = 126 ÷ 168 × 100 = **75%**.

A high SUR means strong demand and good scheduling. A low SUR points to weak demand, too many staff, or gaps in the timetable.
