Hotel and revenue management terms beginning with P.

## Pace analysis

Comparing what you hold today against the same point in a past booking curve, usually last year. It tells you whether you are ahead, behind or level.

For 20 April you hold 65 rooms at 13 days out. At 13 days out last year you held 58. You are ahead of pace by 7 rooms, or 12%.

Pace answers the question rate decisions depend on. Ahead of pace with time left supports a higher rate. Behind pace close to arrival usually calls for action.

## Packaging

Selling a room together with other products as one offer, at one combined price. The price of each part is not shown separately.

Examples are a room with breakfast and late checkout, or a room with dinner and a spa treatment.

Packaging raises the value the guest sees, sells more of your other services, and makes your offer harder to compare directly with a competitor's room rate.

## Parity (RoomPulse)

The RoomPulse screen that checks whether your own rate is the same across your channels, and shows you who is selling below it.

Parity itself means selling the same rate for the same room, date and conditions on every public channel. The screen is where you find the dates and channels where that has broken.

## Passenger name record (PNR)

The travel industry's record of one traveller or one group travelling together. It is held in systems such as a GDS, a CRS or a PMS.

A PNR holds the guest names and contact details, flight itineraries, hotel stays, car hire and any special requests. It lets each supplier find and manage the same trip.

## Pax

Travel industry short form for passenger, or person. In a hotel it means the number of guests in a booking, so "2 pax" is 2 guests.

The pax count decides which occupancy applies, which supplements are charged, and therefore which rate is quoted.

## Pegasus

A distribution company that connects hotels to global distribution systems and to online channels. It serves about 100,000 hotels worldwide.

Pegasus moves rates and availability out to travel agents and channels, and brings bookings back. It also supplies central reservation technology.

## Period

A date range that groups dates with similar demand. You set rates, supplements and restrictions once for the period instead of date by date.

Common examples are Low Season from 1 November to 28 February, High Season from 1 July to 31 August, and Easter as a short overlay.

## Pickup

The number of room nights added for a stay date over a period of time, after cancellations are taken off. It measures how fast bookings are coming in.

**Pickup = what you hold today − what you held N days ago, for the same stay date**

You held 52 room nights for 20 April 7 days ago. Today you hold 65. Your 7-day pickup is 13 room nights.

Pickup is a leading indicator. Rising pickup is a chance to raise the rate. Falling pickup is a warning to look at the rate, the restrictions or the market.

### Pickup over a window of time

| Variant | What it means |
| ---------------------- | ------------------------------------------------------------------------------------------------------------ |
| **Daily pickup** | Room nights added on one day, less that day's cancellations |
| **Weekly pickup** | Room nights added over 7 days, less cancellations in the same 7 days |
| **Monthly pickup** | Room nights added over a calendar month, less that month's cancellations |
| **YTD pickup** | Room nights added since 1 January, less cancellations since 1 January |
| **Cumulative pickup** | The running total for one stay date, from the first booking until now. Today's cumulative pickup is your OTB |
| **Last minute pickup** | Bookings made very close to arrival, normally 0 to 7 days before check-in |
| **STLY pickup** | The pickup recorded on the same calendar day last year, for the same stay date |

### Pickup measured in something other than room nights

| Variant | What it means |
| --------------------- | ------------------------------------------------------------------------------------------------------------ |
| **Booking pickup** | The change in the number of bookings, not room nights |
| **Room night pickup** | The change in room nights. It follows real demand better than booking pickup, because stays differ in length |
| **Revenue pickup** | The room revenue gained from new bookings, less the revenue lost to cancellations |
| **ADR pickup** | The change in ADR for a stay date over the same window |
| **Occupancy pickup** | The change in occupancy percentage for a stay date over the same window |
| **RevPAR pickup** | The change in RevPAR for a stay date. It combines occupancy pickup and ADR pickup |

### Pickup by segment

| Variant | What it means |
| -------------------- | ---------------------------------------------------------------------------- |
| **Group pickup** | Rooms taken up inside a group block, often shown as a share of the block |
| **Transient pickup** | Pickup for everyone outside a group block: leisure, corporate and OTA guests |

### Reading pickup over time

| Term | What it means |
| ------------------- | ------------------------------------------------------------------------------ |
| **Pickup pace** | How fast bookings build for a stay date, against last year, budget or forecast |
| **Pickup trend** | The direction of pickup across several days or weeks: rising, falling or flat |
| **Pickup forecast** | How much more pickup you expect between now and the arrival date |

### Worked examples

**Room night pickup:** 120 room nights booked and 20 cancelled between 1 and 7 June gives 100 room nights.

**Revenue pickup:** €10,000 of new bookings less €2,000 of cancellations gives €8,000.

**ADR pickup:** ADR for 15 September was €140 on 1 August and €155 on 8 August. ADR pickup is €15.

**Group pickup:** 30 rooms taken from a 50-room wedding block is a pickup of 30 rooms, or 60% of the block.

Read volume and value together. A positive room night pickup with a falling ADR pickup means you are filling rooms by giving away rate.

## Preferred placement

Paying or agreeing terms to appear higher in search results on a GDS, an OTA or a metasearch site.

Higher placement means more people see your hotel, which normally means more bookings. It is used most in competitive destinations and in quiet periods.

Weigh the cost against the bookings it brings. Placement that only moves existing direct guests to a paid channel costs you money.

## Price match guarantee (PMG)

A promise to match, or beat, a lower public rate for the same room, the same dates and the same conditions found on another site.

A guest finds your hotel at €150 on your own website and €140 elsewhere, on the same terms. Under a PMG you match the €140, or you add something for booking direct.

Conditions normally apply. The lower rate must be public and bookable, the terms must be identical, and the claim is usually made within 24 hours of booking.

A PMG removes the guest's reason to keep searching. It supports direct bookings and lowers your commission cost.

***

## Pricing lead time (days to arrival)

The number of days between today and the arrival date.

**Pricing lead time = arrival date − today**

A rate calculated on 16 July for a stay on 20 August has a pricing lead time of 35 days.

Lead time changes what a number means. 40% occupancy at 90 days out is normal. The same 40% at 3 days out is a problem.

***

## Private label chain code

A chain code that lets a hotel group appear in a GDS under its own brand, rather than under a generic or third-party code.

Independent groups and consortia use one so travel agents can find all their hotels together. It also gives the group cleaner reporting.

## Profit per available room (PROFPAR)

The profit earned for each available room, after the costs of running the rooms are taken off. RevPAR counts revenue only, so PROFPAR shows what you keep.

**PROFPAR = (room revenue − room operating costs) ÷ available rooms**

You take €80,000 of room revenue with €20,000 of room costs across 1,000 available room nights. PROFPAR is (80,000 − 20,000) ÷ 1,000 = €60.

PROFPAR shows which periods and which segments are expensive to serve. High-volume business at a low rate can raise RevPAR and lower PROFPAR.

***

## Promotions (RoomPulse)

The RoomPulse screen that tracks promotional activity on your comp set — who has started a promotion, who has withdrawn one, and which nights it covers.

A competitor starting a campaign is an earlier signal than a competitor dropping their rate. It says how they expect a period to sell, and it changes their visibility as well as their price.

***

## Property

One hotel, resort or other place to stay. Each property is treated as its own business, even inside a group.

A property has its own rooms, its own team and its own results. Budgets, rates and reporting are all set at property level.

A group with 5 hotels in 3 cities has 5 properties.

**See also:** [Chain hotel](/revhero-docs/support/glossary/c.md) · [Room inventory](/revhero-docs/support/glossary/r.md)

***

## Property management system (PMS)

The system your front desk runs on. It holds reservations, checks guests in and out, assigns rooms, tracks housekeeping and produces the bill.

Common systems are Opera, Mews, Protel, 5Stelle, Hotelizer and Clock PMS.

Your PMS is the record of what was actually booked and stayed. Revenue management reads your bookings from it, so the quality of your reporting depends on the quality of what is entered there.

***

## Pseudo city code (PCC)

The code that identifies a travel agency office inside a GDS.

The PCC links a booking to the office that made it. Suppliers use it to target rates and commissions at particular agencies, and to see where their bookings come from.

**See also:** [GDS](/revhero-docs/support/glossary/g.md) · [Consortia](/revhero-docs/support/glossary/c.md) · [Source of business](/revhero-docs/support/glossary/s.md)

***

## Public rate

A price anyone can book, with no membership, no sign-in and no special conditions. It is the rate most comparisons are made on.

In RoomPulse, **Public Rates** is one setting of the **Rate type** filter. Public desktop rates are the everyday basis for the Market Rates screen.
