# M

Hotel and revenue management terms beginning with M.

## Margin

The part of the guest's price that the OTA keeps. It is the gap between what the guest pays and what you receive.

**Margin = final selling rate − net room rate**

**Margin % = margin ÷ final selling rate × 100**

You receive €100. The guest pays €120. The margin is €20, which is €20 ÷ €120 × 100 = 16.7% of the selling price.

## Markup

The amount an OTA adds to your net rate to reach the price the guest sees.

**Markup = final selling rate − net room rate**

**Markup % = markup ÷ net room rate × 100**

Your net rate is €100. The OTA adds €20, so the guest pays €120. The markup is €20, which is 20% of your net rate.

Margin and markup measure the same €20, but against different numbers. Markup is measured against what you receive; margin is measured against what the guest pays.

## Market Rates (RoomPulse)

The main RoomPulse screen. It shows competitor and market rates for every stay date across a forward month, in a Calendar, a Table and a Graph view.

What appears on it is decided by your comp set, your room mapping, and the filters you set — source, region, length of stay, rate type, device, meal basis, occupancy and room type.

## MaxLOS (Maximum Length of Stay)

A restriction that sets the most nights a guest may book on a date.

Set MaxLOS to 7 and no stay may run longer than 7 consecutive nights.

Use it to keep rooms turning over, to stop a long low-rate stay blocking higher-paying demand, and to put a limit on a discounted offer.

## Median Rate

The middle rate in a list of competitor rates. Half the rates are above it and half below.

Order the rates from lowest to highest. With an odd number of rates, the median is the middle one. With an even number, it is the average of the two in the middle.

Competitor rates are €100, €120, €130, €140 and €300. The median rate is €130.

The median is steadier than the average, because one very high or very low rate cannot pull it. That makes it the better benchmark for where the market really sits.

## Median Compset Rate (RoomPulse)

The middle rate across your comp set for a stay date. It is the benchmark most RoomPulse comparisons are measured against, and the same figure appears in Revhero as the **Median Competitors Rate** in the KPI drawer and as **Median Rate** on Daily Performance.

The median is taken across the competitors that returned a rate, so a hotel that is sold out does not distort it. How honest the figure is depends on your room mapping: without mapping, a competitor's lowest available rate may belong to a room nothing like yours.

## Member rate

A price a channel or a hotel offers only to a signed-in, loyalty or membership guest. It is normally lower than the public rate.

In RoomPulse the **Rate type** filter chooses between **Any Rate**, **Public Rates** and **Member Rates**. With **Any Rate** and **Any Device** set together, public, mobile and member prices are all shopped at once, and you see the cheapest of them.

## Merchant Model

A selling arrangement where the guest pays the OTA at the time of booking, and the OTA pays you after the stay.

The OTA holds the money and handles the payment. Rates in this model are usually net rates agreed with the hotel.

## MetaRadar (RoomPulse)

The RoomPulse screen that shows which channels sell your hotel below your own direct rate, across several metasearch channels and several markets.

Use it to find where your rate is being undercut, and on which dates.

**See also:** [Metasearch](#metasearch) · [Undercut](/revhero-docs/support/glossary/u.md) · [Rate parity](/revhero-docs/support/glossary/r.md) · [MetaRadar](/revhero-docs/roompulse/metaradar.md)

***

## Metasearch

A site that compares prices for the same hotel across channels, rather than selling the room itself. Google, Trivago and Kayak are examples. The guest is sent to the channel they choose.

Metasearch is where a parity problem becomes visible to a guest, because every channel's price for your hotel is shown side by side.

## MICE (Meetings, Incentives, Conferences and Exhibitions)

The business tourism segment built around events. MICE bookings are usually groups that also need meeting or event space.

MICE is valuable because one booking produces room revenue, food and drink revenue and space revenue at the same time. It also asks for negotiated rates and books a long way ahead, so check it against your individual demand with a displacement analysis first.

## MinLOS (Minimum Length of Stay)

A restriction that sets the fewest nights a guest must book on a date.

Use it to protect high-demand dates, to stop short stays breaking up your peak nights, and to push guests into longer, more profitable bookings. There are two types, and they behave very differently.

**1. Minimum stay on arrival.** The rule applies to guests who check in on that date. Other arrival dates are not affected.

Set a 3-night MinLOS on arrival for 2 August. A booking for 2–5 August is accepted. A booking for 2–3 August is refused. Bookings for 1–2 August or 3–4 August are not affected.

**2. Minimum stay through.** The rule applies to any stay that includes that date, whenever the guest arrives or leaves.

Set a 3-night MinLOS through 16 August. Bookings for 14–17, 15–18 and 16–19 August are all accepted. A single night on 16 August, or 16–17 August, is refused.

| | Minimum stay on arrival | Minimum stay through |
| ---------------------- | ----------------------------------- | ------------------------------------ |
| Applies to | Stays that start on the date | Stays that include the date |
| Effect on nearby dates | None | Affects every stay crossing the date |
| Flexibility | More flexible | Less flexible |
| Common use | Controlling check-ins on a peak day | Protecting one key date |

## Month (Budget Month)

A calendar month used as the unit for budgeting, forecasting and reporting.

You are reviewing September. Every budgeted figure for September — room nights, revenue, occupancy, ADR, RevPAR — is compared against the actual, on-the-books, forecast and last-year figures for the same month.

The budget month is what makes month-on-month and year-on-year comparison possible.

## MPI (Market Penetration Index)

Your occupancy compared with the average occupancy of your comp set, as an index.

**MPI = your occupancy ÷ comp set occupancy × 100**

Your occupancy is 80%. The comp set averages 70%. MPI = 80 ÷ 70 × 100 = 114.

| MPI | What it means |
| --------- | ------------------------------------------------- |
| Above 100 | You are taking more than your share of the demand |
| 100 | You are taking your fair share |
| Below 100 | You are taking less than your share |

MPI tells you whether you are winning on volume. Read it next to ARI, which tells you whether you are winning on rate. A low MPI with a high ARI means you are pricing at a premium; a high MPI with a low ARI means you are buying occupancy.
