# B

Hotel and revenue management terms beginning with B.

## Beach Resort

A full-service holiday hotel on the seafront, with direct beach access.

A beach resort usually keeps guests on the property for most of their stay. It offers rooms, dining, entertainment and activities in one place. Many run children's clubs and family programmes, and many sell weddings and events as packages.

## Benchmarking

Comparing your own performance against a reference point, so you can see whether a number is good or bad.

The four references used most are:

| Benchmark | What it answers |
| ---------------- | --------------------------------------------------- |
| Comp set average | How you perform against your direct competitors |
| Market average | How you perform against every hotel in your market |
| STLY | How you perform against your own position last year |
| Budget | How you perform against your financial targets |

A 5% rise in RevPAR sounds good. If the market grew 15%, you lost share. Benchmarking is what shows the difference.

## Best Available Rate (BAR)

The lowest rate the public can book for a date, with no restrictions and no pre-payment required. It normally carries your standard cancellation policy.

BAR is the anchor for your pricing structure. Other rate plans are built from it.

A Double Room has a BAR of €130. The non-refundable rate is BAR minus 10%, so €117. The bed and breakfast rate is BAR plus a €20 supplement, so €150.

The BAR changes from night to night with demand. It is the same lowest unrestricted rate on every channel — your own site, the OTAs and the GDS — so a guest can see there is no better deal hidden elsewhere.

## Best Rate Guarantee (BRG)

A promise that a guest booking on your own website gets the lowest available rate. If they find a lower rate somewhere else, you match it or beat it.

A guest books a room for €150 on your website, then finds the same room for €140 on an OTA. Under a BRG you match the €140, and you may add free breakfast or a late check-out.

A BRG pushes guests towards direct booking, which cuts the commission you pay.

## Blackout Dates

Dates on which your discounts, promotions and special offers do not apply. Only your standard rates can be booked.

You use blackout dates when demand is already high and the rooms will sell at full price — public holidays, festivals and peak-season weekends.

A hotel runs a "Stay 3, Pay 2" offer, but excludes New Year's Eve and the weekend of a major festival as blackout dates.

Set them when you design the offer, and apply them across every channel that sells it.

## Board Type

The meal plan included in the rate.

| Code | Board |
| ---- | --------------------------- |
| RO | Room only, no meals |
| BB | Breakfast included |
| HB | Breakfast and dinner |
| FB | Breakfast, lunch and dinner |
| AI | All meals and drinks |

Board type changes the rate through a supplement, and it changes what the guest expects on arrival. Different markets and different channels prefer different boards.

## Booking

A room reserved in advance for a future date. "Booking" and "reservation" mean the same thing.

Every booking carries conditions — when payment is taken, whether it can be cancelled, and by when. Those conditions decide how reliable the booking is for your forecast.

## Booking Curve

A graph of how bookings build up for one stay date, from the day the date opened for sale to the day of arrival.

For stay date 20 April: 10 rooms on the books at 90 days out, 25 at 60 days, 50 at 30 days, 75 at 7 days, and 88 on arrival.

The curve shows the pace and the pattern of demand. Compare this year's curve with the average curve for similar dates. That tells you whether you are ahead or behind at each point in the booking window.

***

## Booking Lead Time

The number of days between the day a booking is made and the arrival date. It is also called lead time.

**Booking lead time = arrival date − booking date**

A reservation made on 1 April for a stay on 20 April has a lead time of 19 days.

Lead time is the context you need to read your on-the-books position. The same occupancy means very different things at 90 days out and at 3 days out. It also drives your pricing: last-minute rates work differently from advance-purchase rates.

## Booking Pace

The speed at which bookings come in for a date or a period, usually measured against the same point last year.

Pace is how you spot demand early. A hotel sees bookings rise sharply before a major sports event in the city. It raises rates and sets minimum stay restrictions while the demand is still building.

Pace also drives operations. If you know a busy week is coming, you can plan staff and services for it.

Pace and pickup are not the same. Pace is the overall speed of booking across a long period. Pickup is what was added in a short window, such as the last 7 days.

A hotel takes 50 bookings over 2 months for a summer weekend. That is pace. If 20 of those arrived in the last week, that is pickup.

**See also:** [Pickup](/revhero-docs/support/glossary/p.md) · [Pace Analysis](/revhero-docs/support/glossary/p.md) · [Booking Curve](#booking-curve) · [STLY](/revhero-docs/support/glossary/s.md)

***

## Booking Velocity

The number of new bookings you take for each day of a period. It measures whether demand is speeding up or slowing down.

**Booking velocity = pickup ÷ the days it was measured over**

Pickup of 21 rooms over the last 7 days gives a velocity of 3 rooms a day.

Rising velocity means demand is accelerating. Falling velocity means it is slowing. It reacts sooner than your on-the-books total, which only ever goes up.

**See also:** [Pickup](/revhero-docs/support/glossary/p.md) · [Booking Curve](#booking-curve) · [Booking Pace](#booking-pace)

***

## Booking Window

The range of lead times over which you accept bookings for a date. It runs from the earliest day a reservation can be made, often 365 days out, to the day of arrival.

Knowing when your guests actually book is what stops you dropping rates too early. If most of your bookings arrive about 30 days out, low occupancy at 50 days out is normal.

Different segments book differently. Leisure guests book early, business guests book late. Direct, OTA, corporate and MICE bookings each have their own pattern, so price and restrict each one on its own evidence.

A property with a long booking window can price early. A property with a short window has to react closer to arrival.

## Boutique Hotel

A small hotel with its own design character and a personal style of service.

Boutique hotels usually have few rooms, a distinctive interior, and a strong link to their location. Guests choose them for the individual experience rather than for a consistent brand standard.

## Brand.com

A hotel's own website and booking engine, as distinct from an OTA. It is the direct price.

In RoomPulse, **Brand.com** is one of the sources you can shop. Reading Brand.com against Booking.com for the same dates tells you whether your competitors price their direct channel to win, or hold it level with the OTAs.

## Budget (BDGT)

Your plan for a future period, set in advance. It states the room nights, occupancy, revenue, ADR and RevPAR you intend to achieve.

A budget is usually set once a year and broken down by month. It is the fixed benchmark you measure the year against.

Budgets normally cover:

* Budgeted room nights
* Budgeted occupancy
* Budgeted revenue
* Budgeted ADR
* Budgeted RevPAR
* Available room nights, from your room count and the days in the month

A hotel sets October at 750 room nights, 80% occupancy, €225,000 revenue and an ADR of €300.

Compare your actual and on-the-books figures against the budget each month. That comparison is what tells you whether you are on track and where to act.

**See also:** [Budget Calculations](#budget-calculations) · [Budgeted Revenue (REV BDGT)](#budgeted-revenue-rev-bdgt) · [Budgeted Room Nights (RN BDGT)](#budgeted-room-nights-rn-bdgt) · [Forecast](/revhero-docs/support/glossary/f.md)

## Budget Calculations

The arithmetic that links the values in a budget. Room nights, revenue, ADR, occupancy and RevPAR all follow from your room count and the days in the month. Set any two and the rest follow.

**Available room nights = rooms × days in month**

**Occupancy % = room nights ÷ available room nights × 100**

**ADR = revenue ÷ room nights**

**RevPAR = revenue ÷ available room nights**, or **ADR × occupancy %**

**Revenue = room nights × ADR**, or **RevPAR × available room nights**

**Room nights = revenue ÷ ADR**, or **occupancy % × available room nights**

A worked month, using 10 rooms and 31 days:

| Value | Result |
| --------------------- | ----------------------- |
| Available room nights | 10 × 31 = 310 |
| Room nights | 250 |
| ADR | €300 |
| Revenue | 250 × €300 = €75,000 |
| Occupancy | 250 ÷ 310 × 100 = 80.6% |
| RevPAR | €75,000 ÷ 310 = €241.94 |

Check the occupancy figure. If you enter more room nights than you have available, occupancy goes above 100%. That is normally a typing mistake.

## Budgeted Revenue (REV BDGT)

The revenue target you set for a stay date, a month or a reporting period.

There is no formula. You set the figure during budgeting, from your forecasts, your past performance and your goals.

A hotel budgets €20,000 for 15 June. Actual revenue comes in at €22,000, so it beat budget by €2,000, or 10%.

Budgets are usually set once a year and not changed. That is what makes them a fair benchmark. A forecast, by contrast, is updated as the position changes.

## Budgeted Room Nights (RN BDGT)

The number of room nights you planned to sell in a period.

You set the figure during budgeting, from expected demand, past performance and your business goals. It is often broken down by day, by week or by segment.

A hotel budgets 1,500 room nights for September.

Compare it with your room nights on the books to see how far ahead or behind the plan you are.

## Business Intelligence (BI)

The tools and the practice of bringing data together from different systems, and presenting it as reports and dashboards you can act on.

In a hotel, business intelligence is used to read booking trends, understand guest behaviour, track revenue and watch the market. The value is in the decision it supports, not in the report itself.

**See also:** [Key Performance Indicator (KPI)](/revhero-docs/support/glossary/k.md) · [Benchmarking](#benchmarking) · [Business Mix](#business-mix)

***

## Business Mix

The split of your demand across your segments and channels. It shows which kinds of guest are filling your rooms and producing your revenue.

The segments used most are direct, corporate, group, OTA, wholesale, consortia and leisure.

A hotel's month looks like this:

| Segment | Share |
| --------- | ----- |
| OTA | 40% |
| Direct | 25% |
| Corporate | 20% |
| Group | 15% |

Use the mix to forecast by segment, to set your channel strategy, and to see your real cost of acquisition. A balanced mix lowers your risk. A sudden move towards high-commission channels costs you margin and needs attention.
