# A

Hotel and revenue management terms beginning with A.

## ADR (Average Daily Rate)

Your room revenue divided by the number of rooms you sold. It tells you the average price you actually achieved.

**ADR = room revenue ÷ rooms sold**

If you take €9,000 from 60 rooms in one night, your ADR is €150.

Only occupied rooms count. Empty rooms are excluded — that is what separates ADR from [RevPAR](/revhero-docs/support/glossary/r.md).

ADR shows the rate side of your performance on its own. A rising ADR means your rates are improving, but read it next to occupancy to see the effect on total revenue.

**See also:** [RevPAR](/revhero-docs/support/glossary/r.md) · [Occupancy](/revhero-docs/support/glossary/o.md) · [ADR On The Books](#adr-on-the-books-adr-otb)

***

## ADR Budgeted (ADR BDGT)

The average daily rate you set as a target for a period, during budgeting. You compare it against the rate you are actually achieving.

**Budgeted ADR = budgeted room revenue ÷ budgeted occupied rooms**

A hotel sets a budgeted ADR of €105 for September. That is the average rate it aims to achieve for each sold room that month.

Read it alongside budgeted occupancy and budgeted room nights for the full revenue plan.

**See also:** [ADR vs Budget](#adr-vs-budget-adr-vs-bdgt) · [Budget](/revhero-docs/support/glossary/b.md) · [Budgeted Room Nights](/revhero-docs/support/glossary/b.md)

***

## ADR Forecasted (ADR FCST)

The average daily rate you expect to achieve for a future period. It is built from current booking trends, past performance and market conditions.

**Forecasted ADR = forecasted room revenue ÷ forecasted occupied rooms**

Based on current bookings, a hotel forecasts an ADR of €108 for October.

Compare it with your ADR on the books to see whether you are ahead of or behind expectations.

**See also:** [ADR vs Forecast](#adr-vs-forecast-adr-vs-fcst) · [Forecast](/revhero-docs/support/glossary/f.md)

***

## ADR Last Year (ADR LY)

The average daily rate the same period actually finished with last year — last year actual. It is a year-on-year benchmark for your current rates.

**ADR LY = room revenue for that period last year ÷ rooms sold in that period last year**

If last July finished at an ADR of €100, then €100 is the ADR LY you compare this July against.

It is the closed figure, so it does not move. That is the difference between it and [ADR STLY](#adr-same-time-last-year-adr-stly), which is where last year stood at this same point in the booking curve.

**See also:** [ADR vs Last Year](#adr-vs-last-year-adr-vs-ly) · [LY Actual](/revhero-docs/support/glossary/l.md)

***

## ADR On The Books (ADR OTB)

The average daily rate of the bookings you already hold for future dates. It is your current average selling rate for stays still to come.

**OTB ADR = revenue from confirmed bookings ÷ confirmed occupied rooms**

You hold €132,000 of confirmed revenue across 1,200 room nights. Your OTB ADR is €110 per night.

OTB ADR is the current figure in every ADR comparison on this page.

**See also:** [On The Books](/revhero-docs/support/glossary/o.md) · [ADR](#adr-average-daily-rate)

***

## ADR Same Time Last Year (ADR STLY)

The average daily rate you had on the books for a period at the equivalent point in last year's booking curve.

**STLY ADR = room revenue STLY ÷ occupied rooms STLY**

If you had achieved an ADR of €95 for August at this point last year, €95 is the STLY ADR for this August.

A current ADR above the STLY ADR shows your pricing has improved year on year. A lower one can point to rate pressure or a change in the market.

**See also:** [STLY](/revhero-docs/support/glossary/s.md) · [ADR vs Same Time Last Year](#adr-vs-same-time-last-year-adr-vs-stly)

***

## ADR vs Budget (ADR vs BDGT)

The gap between the rate you are achieving and the rate you budgeted for the same period.

**ADR vs BDGT = OTB ADR − budgeted ADR**

Your OTB ADR is €110 and your budgeted ADR is €105. ADR vs BDGT = 110 − 105 = +€5.

A positive result means your pricing is ahead of budget. A negative result means you are below the plan and may need to act.

**See also:** [ADR Budgeted](#adr-budgeted-adr-bdgt) · [ADR On The Books](#adr-on-the-books-adr-otb) · [Budget](/revhero-docs/support/glossary/b.md)

***

## ADR vs Forecast (ADR vs FCST)

The gap between the rate you are achieving and the rate you forecast for the same period.

**ADR vs FCST = OTB ADR − forecasted ADR**

Your OTB ADR is €110 and your forecasted ADR is €108. ADR vs FCST = 110 − 108 = +€2.

A positive result means pricing is running ahead of the forecast. A negative result can mean weak rate performance, or a market that has changed since you forecast.

**See also:** [ADR Forecasted](#adr-forecasted-adr-fcst) · [Forecast](/revhero-docs/support/glossary/f.md)

***

## ADR vs Last Year (ADR vs LY)

The gap between the rate you are achieving and the rate you achieved across the whole of last year.

**ADR vs LY = OTB ADR − LY ADR**

Your OTB ADR is €110 and your LY ADR is €100. ADR vs LY = 110 − 100 = +€10.

Use it for long-term trend analysis and annual reviews.

**See also:** [ADR Last Year](#adr-last-year-adr-ly) · [LY Actual](/revhero-docs/support/glossary/l.md)

***

## ADR vs Same Time Last Year (ADR vs STLY)

The gap between the rate you are achieving now and the rate you had at the same point in last year's booking curve.

**ADR vs STLY = OTB ADR − STLY ADR**

Your OTB ADR is €110 and your STLY ADR is €95. ADR vs STLY = 110 − 95 = +€15.

This is the comparison used most in pace reports, because it compares like with like.

**See also:** [ADR Same Time Last Year](#adr-same-time-last-year-adr-stly) · [STLY](/revhero-docs/support/glossary/s.md) · [Pace Analysis](/revhero-docs/support/glossary/p.md)

## Advanced Pickup

Bookings taken a long time before the arrival date, outside your usual booking window. It is an early signal of demand for a stay date.

There is no fixed formula. You count the bookings received more than a chosen number of days ahead — for example 30, 60 or 90 days.

For 15 August, a hotel takes 40 bookings in January. That is more than 6 months ahead, so it is advanced pickup, and it points to strong early demand.

Strong advanced pickup can justify raising rates or adding restrictions early. Weak advanced pickup can call for a promotion or extra marketing. It matters most for resorts, seasonal hotels and properties that depend on events.

## Advanced Room Nights

Room nights booked a long time before the stay date — for example more than 60 or 90 days ahead.

They signal early demand, and they help you forecast and set rates for a period.

**See also:** [Advanced Pickup](#advanced-pickup) · [Room Nights](/revhero-docs/support/glossary/r.md) · [Booking Window](/revhero-docs/support/glossary/b.md)

## Agency Model

A commercial agreement in which the guest pays the hotel directly, and the hotel then pays the intermediary a commission. Most OTAs in Europe work this way.

A guest books a €200 room through an OTA and pays the hotel at check-out. The hotel pays the OTA 15% commission, which is €30, and keeps €170.

You keep control of pricing and of the guest payment. You also carry the risk of a no-show or a cancellation, unless your cancellation policy covers it.

***

## Alert (RoomPulse)

A rule you build in RoomPulse that watches the market for you and emails you when the condition you set is met — for example a competitor moving below your rate on a date you care about.

An alert can name specific competitors, so check your alerts again whenever you change your comp set.

**See also:** [Competitor group](/revhero-docs/support/glossary/c.md) · [Competitive Set (Comp Set)](/revhero-docs/support/glossary/c.md) · [Rate shopping](/revhero-docs/support/glossary/r.md) · [Alerts](/revhero-docs/roompulse/alerts.md)

## Allocation

The number of rooms you have made available for sale to a partner under an allotment contract.

**See also:** [Allotment](#allotment)

***

## Allotment

A block of rooms held for one partner — a tour operator, a wholesaler, a corporate account or an OTA — under a contract. The partner sells those rooms at an agreed rate, within an agreed period.

Two types are common:

| Type | How it works |
| ---------------------------- | ------------------------------------------------------------------------------------------- |
| Guaranteed (fixed) allotment | The partner pays for the rooms whether they sell or not. |
| Free sale (non-guaranteed) | The partner sells while rooms last. Unsold rooms return to you before the release deadline. |

A hotel contracts 10 rooms a night to a wholesaler for August, with a 7-day release period. Any room not sold must be returned 7 days before the stay date.

An allotment reduces the rooms you have left for everyone else. Watch how fast the partner is booking them, and release the unsold rooms back to general sale before the cut-off date.

## Alternative Distribution System (ADS)

Selling your rooms through third-party digital platforms instead of your own channels. OTAs, metasearch sites, airline sites and travel portals are all ADS channels.

A guest books through Expedia rather than your own website. That booking came through an ADS channel.

ADS channels widen your reach, but they charge commission and you own less of the guest relationship. Balance them with direct bookings to protect your margin.

***

## Amadeus

A global distribution system (GDS) and travel technology company. It connects travel agents and corporate bookers to airlines, hotels and car rental companies.

Hotels list rooms on Amadeus to reach travel agents and business travellers worldwide. An agency searching Amadeus sees your availability, rates and conditions, and books in real time.

## Ancillary Revenue

Revenue from anything other than the room — food and drink, spa, parking, late check-out, the minibar.

It raises your total revenue per available room, and it usually carries a good margin. It is the reward for upselling and cross-selling.

**See also:** [TRevPAR](/revhero-docs/support/glossary/t.md) · [Upsell](/revhero-docs/support/glossary/u.md) · [Cross-Sell](/revhero-docs/support/glossary/c.md) · [Total Revenue](/revhero-docs/support/glossary/t.md)

***

## Apollo

A global distribution system operated by Travelport. It started in 1971 as United Airlines' reservation system.

Apollo is used mainly in the United States, Canada, Mexico and Japan. The same platform runs under the name Galileo in Europe, South America, Asia and Africa. It handles flights, hotels and car rental.

***

## Auction Site

A site where the price is set by the highest bid, or where the guest names their own price.

Hotels use these sites to sell unsold rooms quietly at a lower rate. The hotel name is often hidden until after the booking is made, which is why this is called opaque selling. You fill rooms without showing a low rate in public.

Priceline and Hotwire are the best-known examples in travel.

**See also:** [Opaque Sites](/revhero-docs/support/glossary/o.md) · [Distressed Inventory](/revhero-docs/support/glossary/d.md)

***

## Auto Mapping (RoomPulse)

A tool on the RoomPulse **Room Mapping** tab that places shopped rooms into categories for you, so you start from a first version rather than an empty screen.

You can run it for the whole comp set or for a single property. It overwrites mapping you have already done, so it asks you to confirm first. Treat the result as a starting point and correct it yourself — what makes 2 rooms comparable is commercial judgement.

**See also:** [Room mapping](/revhero-docs/support/glossary/r.md) · [Enrich Rooms](/revhero-docs/support/glossary/e.md) · [Room mapping](/revhero-docs/roompulse/rate-settings/room-mapping.md)

***

## Availability

The number of rooms you still have free to sell.

Availability is always read for a set of dates, and often for one room type. Knowing what is left, and in which room type, is what lets you price and restrict correctly.

**See also:** [Inventory](/revhero-docs/support/glossary/i.md) · [Available Room Nights](#available-room-nights) · [Close Out](/revhero-docs/support/glossary/c.md)

***

## Availability band (RoomPulse)

How RoomPulse classifies the number of rooms a hotel still has open on a date — **Low**, **Moderate** or **High**. You set the room counts behind each range yourself, so the ranges match the size of the properties in your market.

The range is what turns a raw room count into something you can read across a month at a time.

**See also:** [Availability](#availability) · [Rate shopping](/revhero-docs/support/glossary/r.md) · [Availability settings](/revhero-docs/roompulse/rate-settings/availability.md)

***

## Available Room Nights

The total number of room nights you could sell in a period. It is your room count multiplied by the number of days.

**Available room nights = rooms × days in the period**

10 rooms × 31 days = 310 available room nights.

This is your full capacity. Rooms out of service for maintenance or refurbishment are still counted, so a month with rooms closed shows a lower occupancy than your own reports if those reports take the closed rooms out.

It is the base for occupancy and for RevPAR, in budgets, in forecasts and in actual performance.

**See also:** [Occupancy](/revhero-docs/support/glossary/o.md) · [RevPAR](/revhero-docs/support/glossary/r.md) · [Room Nights](/revhero-docs/support/glossary/r.md)

***

## Average Length of Stay (ALOS)

The average number of nights a guest stays, over a period.

**ALOS = room nights ÷ number of stays**

300 room nights across 100 stays gives an ALOS of 3 nights.

Use it to shape packages and stay restrictions, to forecast more accurately, and to tell your segments apart. A long ALOS lowers your cost for each stay. Too much long-stay business can block higher-paying short stays on peak dates.

**See also:** [Room Nights](/revhero-docs/support/glossary/r.md) · [Average Room Nights (AVG RN)](#average-room-nights-avg-rn) · [Minimum Length of Stay (MinLOS)](/revhero-docs/support/glossary/m.md)

***

## Average Rate Index (ARI)

How your ADR compares with the average ADR of your competitive set, shown as an index.

**ARI = (your ADR ÷ comp set ADR) × 100**

Your ADR is €150 and your comp set averages €120. ARI = (150 ÷ 120) × 100 = 125. Your rates sit 25% above the comp set.

| ARI | What it means |
| --------- | ----------------------------------------- |
| Above 100 | Your rates are above the comp set average |
| 100 | Your rates match the comp set average |
| Below 100 | Your rates are below the comp set average |

A high ARI is good while your share of the market holds. A high ARI with a falling MPI suggests you are priced too high.

**See also:** [Competitive Set (Comp Set)](/revhero-docs/support/glossary/c.md) · [Market Penetration Index (MPI)](/revhero-docs/support/glossary/m.md) · [Revenue Generation Index (RGI)](/revhero-docs/support/glossary/r.md) · [ADR](#adr-average-daily-rate)

***

## Average Room Nights (AVG RN)

The average number of nights in a booking. It is the same measure as ALOS.

**AVG RN = room nights ÷ number of bookings**

It separates long stays from short stays, which helps your pricing and your forecast accuracy.

**See also:** [Average Length of Stay (ALOS)](#average-length-of-stay-alos) · [Room Nights per Booking](/revhero-docs/support/glossary/r.md)

***

## Average Room Rate (ARR)

The average rate for each occupied room over a period, usually a week, a month or longer.

**ARR = total room revenue ÷ total rooms occupied**

ARR and ADR use the same arithmetic. ADR is normally read for a single day. ARR is used over a longer period to show a trend.
