# Pricing

Build one base rate and a short list of supplements. Revhero then calculates a rate for every room type, board and occupancy you sell.

Pricing is where you describe how every rate on the property is built.

You set one base rate for 2 adults. You then describe the supplements that make other room types, boards and occupancies cost more or less. Revhero calculates the end rate for every combination the property sells.

Three words are used on every page in this section:

* A **board** is a meal plan, such as room only, bed and breakfast or half board.
* A **supplement** is an amount that raises or lowers a rate, compared to the base rate.
* The **end rate** is the rate revhero calculates for one room type, one board and one occupancy.

Those end rates become the starting position on the [Yielding Board](/revhero-docs/setting-your-rates/yielding-board.md). The same supplements run again every time you yield. You never price one cell at a time. You describe the rules once for each part of the calendar.

*Periods hold the dates, one structure holds the rules, and Publish puts the result on the Yielding Board.*

## The two tabs

Pricing opens on 2 tabs. They work together.

**Periods** is the time axis. A period is a date range with a season label, such as Winter, Shoulder, Summer Peak or Festive. Each day belongs to exactly 1 period. Your calendar therefore has no gaps and no overlaps. See [Periods & seasons](/revhero-docs/setting-your-rates/pricing/periods-and-seasons.md).

**Supplement Structures** is the pricing engine. A supplement structure answers 1 question for a set of dates: for every room type, board and occupancy this property sells, what is the rate? Each period links to exactly 1 structure. One structure can cover many periods, so Summer 2026 and Summer 2027 can share the same rules.

## What a structure carries

| Component | What it controls |
| ---------------------------- | -------------------------------------------------------------------------------------------- |
| **Base Rate (Gross)** | The rate for 2 adults in the base room on the base board. Every other rate is built from it. |
| **Min Rate / Max Rate** | The lowest and highest rate the Yielding Board will allow. |
| **Room Type Supplements** | The amount each room type adds above the base room. |
| **Board Supplements** | The amount each board adds above the base board. |
| **Single Supplement** | What 1 adult pays in a room built for 2. |
| **Extra Adult Supplements** | The charge or discount for each adult above base occupancy. |
| **Children Supplements** | The charge or discount for each child. |
| **Minimum Occupancy Charge** | A floor, such as "this suite is always priced at 2 adults plus 2 children". |
| **Pricing Model per room** | Per Occupancy (built from the base rate) or Per Unit (priced on its own). |

The structure appears as a grid. Room types and occupancy combinations run down the side. Boards run across the top. Each cell holds the calculated end rate.

Two tabs split the room types. **Per Occupancy** holds the room types built from the base rate. **Per Unit** holds independent units, such as villas and large suites.

## Draft, Completed, Published

| Status | What it means |
| ------------- | ---------------------------------------------------------------------------------------------- |
| **Draft** | You are still working on it. It does not appear on the Yielding Board. |
| **Completed** | Every required value is filled and at least 1 period is linked. **Publish** becomes available. |
| **Published** | Live. The Yielding Board reads its Init, Min and Max rates from this structure. |
| **Archived** | Every linked period has passed. Hidden from the default list. You can still clone it. |

If you edit a Published structure, it returns to Draft until you publish it again. See [Publishing to the Yielding Board](/revhero-docs/setting-your-rates/pricing/publish-and-yield.md).

## Setting a property up for the first time

1. **Check Settings first.** Pricing reads room types, boards, rate plans and occupancy combinations from [Settings](/revhero-docs/your-hotels-setup/settings.md). A room type with no rate plan assigned does not appear in the structure.
2. **Choose Per Occupancy or Per Unit** for each room type, in [Room types & inventory](/revhero-docs/your-hotels-setup/settings/room-types-and-inventory.md).
3. **Build your periods** on the Periods tab. Use the dates where your rates really change.
4. **Create a supplement structure** with **New Supplement Structure**. Choose the room types and rate plans to include. The base room and base board are already selected and cannot be changed.
5. **Fill it in.** Set the Base Rate, the Min Rate and the Max Rate, then the supplements. **Bulk Update** applies one value across many room types at once.
6. **Link the periods** with **Add Periods**.
7. **Publish.** The Publish button becomes active once the structure reads *Supplements Structure Completed* and at least 1 period is linked.

{% hint style="info" %}
Changing an existing structure uses the same short loop. Open it, choose **Edit Supplement Structure** from the three-dot menu, change what you need, and publish again. The calculated rates refresh as you type, so you can see the result before you publish.
{% endhint %}

## Common questions

**What is the difference between a period and a season?** A period is a specific date range. A season is a reusable label. It groups periods of the same type across years, so you can compare Summer 2026 with Summer 2027.

**Can 2 structures cover the same dates?** No. Each period links to exactly 1 structure. If different room types need different rules on the same dates, handle it inside 1 structure. Mark those room types as Per Unit.

**Do changes here reach your channels?** No, not from Pricing. Publishing updates the starting position and the range on the Yielding Board. Rates leave revhero only when you click **Send** there.
