# Competitors & competitor groups

Build the comp set that every RoomPulse comparison measures you against, and group it so you can compare against part of the market.

Your **comp set** is the list of hotels you have chosen as your direct competitors. It is the most important thing you configure in RoomPulse.

Every median, every percentage, every ranking and every alert is measured against the hotels on this list. A good list tells you the truth. A bad list tells you something precise and wrong.

The same list is read inside Revhero. The competitors you choose here are the competitors you see on the Yielding Board, on Daily Performance and on your Dashboard. See [Where your comp set is used in Revhero](#where-your-comp-set-is-used-in-revhero) below.

Both tabs live in [Rate settings](/revhero-docs/roompulse/rate-settings.md). Open it from the **gear** icon.

*A competitor group is a named subset of your comp set, not a second list — and a hotel can sit in more than one.*

## The Competitors tab

The tab is headed **Edit your Property**. It has 2 parts: your own property at the top, and your competitors below.

### Your property

**Your Hotel** selects the property this comp set belongs to, by name and location.

### The competitor list

Each competitor is 1 row. The row shows the property name and location, with an **✕** to remove it. You can hold up to **12** competitors.

You manage this list yourself, and you can change it whenever you like. Add and remove hotels until the list holds the hotels a guest would really choose between. Do not simply add the nearest hotels, and do not add every hotel in town.

There is no request to raise and no waiting. A competitor you add is shopped from then on, and a competitor you remove drops out of every comparison.

{% hint style="info" %}
Changing the comp set can affect alerts you have already built, because an alert can name specific competitors. Check your [alerts](/revhero-docs/roompulse/alerts.md) again after you change the comp set.
{% endhint %}

Not sure which hotels to choose? Read [Choosing and managing your comp set](/revhero-docs/roompulse/choosing-your-comp-set.md) first.

### Adding a competitor by search

1. Choose **+ Add another competitor**. An empty row opens with a search box.
2. Type at least **3** characters of the hotel's name.
3. Choose the hotel from the results. Check the location shown beside the name, because hotels in different towns can share a name.
4. Choose **Save**.

### If you can't find a hotel

Try the search again first:

* Type a distinctive part of the name, without words like *Hotel*, *Resort* or *Suites*.
* Try the name as the hotel spells it on Booking.com, including any local spelling.
* Try a shorter part of the name. A long name typed in full can miss small differences.

If the hotel still does not appear, add it from its Booking.com page:

1. Open the hotel's own page on Booking.com in your browser, and copy its address from the address bar. Use the hotel's page, not a page of search results.
2. In RoomPulse, choose **Can't find property?** on the empty row. The **Insert Hotel's Booking LINK** dialog opens.
3. Paste the address into **Set booking link**.
4. Choose **Submit**. The hotel is fetched and added to your list.
5. Choose **Save**.

**Close** dismisses the dialog without adding anything.

A hotel that does not sell on Booking.com cannot be added this way. If it sells very little online, it would also give you few prices to compare, so choose another hotel.

### Removing a competitor

1. Choose the **✕** on the competitor's row.
2. Choose **Save**.

The hotel drops out of every comparison from then on: the median, the percentages, Market Rates and the competitor figures in Revhero. If you remove a hotel by mistake, choose **Reset** before you save, and the list returns to its last saved state.

Before you remove a hotel, check whether an [alert](/revhero-docs/roompulse/alerts.md) names it. Removing the hotel changes what that alert watches.

### Replacing a competitor

Remove the old hotel and add the new one, then choose **Save** once. Then [map the new hotel's rooms](/revhero-docs/roompulse/rate-settings/room-mapping.md), so its prices are compared like for like from the first day.

### Adding competitors from suggestions

**+ See Suggestions** opens the **Competitors Suggestion** panel. It proposes nearby properties that are comparable to yours.

3 tabs narrow the list.

| Tab       | Shows                                  |
| --------- | -------------------------------------- |
| **Stars** | Suggestions filtered by star rating |
| **Keys** | Suggestions filtered by quality rating |
| **All**   | Every suggestion                       |

Each row shows the property **Name**, its **Stars**, its guest **Reviews** score, and its **Distance** from you in kilometres. Suggestions are ordered on distance together with those quality signals. This means the hotels offered to you are comparable, not only close.

Tick the ones you want and choose **Add Competitors**. **Close** dismisses the panel without adding anything.

### Saving

**Save** commits your property and your competitor list. **Reset** discards unsaved edits and returns the screen to its last saved state.

## The Competitor Groups tab

A competitor group lets you compare against part of your comp set instead of all of it. Examples are your direct rivals only, the boutique properties only, or the hotels that share your board basis.

The tab is headed **Manage groups of competitors**. It lists 1 row per competitor in your comp set. Each row carries a **+** control that assigns a tag.

Grouping works through tags.

* A tag applied to several competitors *is* the group.
* A competitor can carry more than 1 tag, so it can belong to more than 1 group.

Once a group exists, you can select it in the **Competitor** filter on [Market Rates](/revhero-docs/roompulse/market-rates.md). Choosing a group narrows every rate, median and percentage on that screen to that subset.

## Where your comp set is used in Revhero

RoomPulse and Revhero are one package. You build the comp set once, here, and Revhero reads the same list. This is why the Competitors tab matters more than any other setting in RoomPulse: it decides what the market looks like on 4 screens you use every day.

| Where in Revhero | What your comp set feeds |

| [Dashboard](/revhero-docs/your-hotels-performance/dashboard.md) | The [Competitor Rate Analysis](/revhero-docs/your-hotels-performance/dashboard/competitor-rate-analysis.md) widget, which draws 1 line per competitor against your own |

It is the **competitors themselves** that feed Revhero, not the competitor groups. Groups narrow what you see inside RoomPulse. Revhero reads the whole comp set.

{% hint style="warning" %}
The rate Revhero shows for a competitor depends on [room mapping](/revhero-docs/roompulse/rate-settings/room-mapping.md). With their rooms mapped to the same categories as yours, you are comparing a room like your own. Without that, the comparison falls back to the lowest rate that competitor has available — which may be a room nothing like the one you are pricing. Map the rooms after you set the comp set.
{% endhint %}

## Choosing a comp set well

How to choose the hotels, how many to hold, how to test the list and when to change it are covered in [Choosing and managing your comp set](/revhero-docs/roompulse/choosing-your-comp-set.md).
