# Market Rates

The rate shopper screen. It shows competitor and market rates for every stay date, in Calendar, Table and Graph views.

Market Rates is the screen you open every day. It shows what your competitors charge for each stay date across a forward month. It also places your own rate next to theirs.

Use it to see where you sit in your market before you set any price.

![Where your rate sits in your comp set](https://272652298-files.gitbook.io/~/files/v0/b/gitbook-x-prod.appspot.com/o/spaces%2FnzEa7YGji6t92Mfc0ZJ1%2Fuploads%2Fgit-blob-c749c4e87d3352fc98b1d59fe645a0f4c7b012a3%2Fwhere-your-rate-sits.svg?alt=media)

*Your rate against your competitors for one stay date, with the market median marked.*

The same data appears in 3 views: **Calendar**, **Table** and **Graph**. Switch between them with the view toggle at the top right.

Two terms are used throughout this page.

* Your **comp set** is the list of hotels you have chosen as your direct competitors. You build it in [Competitors & competitor groups](/revhero-docs/roompulse/rate-settings/competitors.md).
* **LOS** means length of stay. It is the number of nights being compared.

## What a rate on this screen means

The rate shown for a date is the rate found for a **check-in on that date**. It uses the filters you have set at that moment.

* With an **LOS** of 1, it is the 1-night rate for that date.
* With an **LOS** above 1, it is the **average nightly rate** across the stay.

Every rate on screen follows the active filters. This includes your rate, the median and each competitor's rate. If you change a filter, you are asking a different question.

## Your position against the market

A **% chip** sits next to your rate. It compares your rate with the **Median Compset Rate**.

The **Median Compset Rate** is the median rate across your comp set for that date. Half of your competitors are above it, and half are below it.

The colour of the chip shows your position. It does not show whether the number is positive or negative.

| Colour | What it means |
| --------- | ---------------------------------------- |
| **Green** | Your rate is **below** the market median |
| **Amber** | Your rate is **above** the market median |

There is no red state.

The percentage on the chip is the same figure that appears as **Your difference** in the day-detail panel.

## The 3 views

### Calendar view

Calendar view is a month grid. Each day shows the rate for a check-in on that date, and its % chip against the median.

A date with nothing available shows **Sold Out**. This is a state of its own. It is information, not missing data.

Use the ‹ › navigator to move between months.

When you hover over a day, a tooltip shows the same rate and chip. When you open a day, the full day-detail panel appears below. You choose whether a day opens on click or on hover in [Calendar settings](/revhero-docs/roompulse/rate-settings/calendar.md).

### Table view

Table view is a grid of your rate, the median and every competitor. It has 2 orientations.

| Orientation | How it is arranged |
| --------------------- | ----------------------------------------------------------------------------------------------------------------------------------------------- |
| **Date based table** | Rows are dates. Columns are your property, the **Median** with its % chip, and 1 column per competitor |
| **Hotel based table** | Rows are hotels: your property first, then the Median row, then each competitor. Columns are dates. This orientation moves 1 **week** at a time |

Every competitor cell carries a movement arrow. See [Price movement](/revhero-docs/roompulse/market-rates.md) below.

Which competitors appear depends on the **Competitor** filter and the group you have chosen.

### Graph view

Graph view plots your rate against the market across the month. It uses 2 axes: **Price** on the left, and **Market Demand** on the right.

The **Median | Analytical** toggle switches between 2 modes.

| Mode | What it shows |
| ------------------- | ---------------------------------------------------------------------------------------------------------------------------------------------- |
| **Median mode** | Your rate against the competitors' median line, and the competitors' price range as a range. Total availability and sold-out hotels are marked |
| **Analytical mode** | Every hotel as its own line |

In **Analytical mode**, hover over a date to list each hotel. The list gives each hotel's price, the room-type category its rate was matched to, and the actual room name behind that rate — for example *"Small Double Room"*. This is the fastest way to see which room a competitor's price came from.

## The day-detail panel

Open a date from the Calendar or the Table to see the detail for that date. The panel shows:

* The **Median Compset Rate**, and **Your difference** against it.
* An **Updated** stamp.
* **Open Rate Timeline**, which shows that date's rate history across the comp set. Hover over a price-change dot, or over your hotel's line, to see the rates for that day together with the details of the price change. The series you have switched on or off in the legend stay as you set them.
* A table with 1 row per hotel. Your own property is highlighted.

| Column | What it shows |
| ---------------- | ------------------------------------------------------------------------------------------------------------- |
| **Hotel** | Each hotel in the comp set, including yours |
| **Price** | That hotel's rate for the date, with a movement arrow for competitors |
| **Availability** | The hotel's availability band: **Low**, **Moderate** or **High** |
| **Type** | The room-type category the rate was matched to. **None** means the room behind that price has not been mapped |

A small source mark on a rate shows which channel the rate came from.

{% hint style="info" %}
A **Type** of *None* is worth chasing. An unmapped room means that competitor's price is not compared like for like. Fix it in [Room mapping](/revhero-docs/roompulse/rate-settings/room-mapping.md).
{% endhint %}

## Price movement and what sits behind it

RoomPulse marks how each competitor's rate has moved. The marks appear in the Table and in the day-detail **Price** column.

Movement is measured against the reference point you set in [Calendar settings](/revhero-docs/roompulse/rate-settings/calendar.md).

| Mark | What it means |
| ----------- | ------------------------------------------------------------------------------ |
| **↑ green** | The rate has moved up. The amount of the increase is shown — for example *↑€9* |
| **↓ red** | The rate has moved down. The amount is shown — for example *↓€6* |

Your own rate and the Median do not carry an arrow.

The rate detail also carries several other indicators. Each one answers a question that a price on its own cannot answer.

### Cancellation policy

An **F** marks a flexible rate. The detail gives the exact terms. *F3*, for example, means free cancellation until 3 days before check-in.

This matters when you compare prices. A competitor €10 below you on a non-refundable rate is not undercutting you in the same way as a competitor €10 below you on a flexible rate.

### Promotion tags

Where a competitor's rate carries a promotion or campaign, the tag and its value are shown. An example is a bonus saving of 19%, worth €36.

This tells you whether a low price is their standing rate or a temporary campaign. See [Promotions](/revhero-docs/roompulse/promotions.md) for the same question across the whole comp set.

### Preferred partner

A thumbs-up marks competitors that take part in Booking.com's Preferred Partner and Preferred Partner Plus visibility programmes.

This explains why a hotel priced above you can still sell more rooms than you.

### Inventory movement

This indicator shows how many more or fewer rooms a competitor offers on Booking.com than at the reference point. It also shows which room types have appeared or disappeared.

A competitor who opens inventory and a competitor who closes it send very different signals, even at the same price.

### Room-type mismatch

This marker appears when today's cheapest room is a **different room type** from the one matched at the reference point.

Without it, you would misread a common case. A competitor whose standard room sold out is left with a suite as their cheapest room. That looks like a sharp price rise, but no price changed.

Check this marker before you react to a large move.

## Filters

Filters sit in 2 rows, and they re-slice every rate on the screen.

The primary row is always visible. The secondary row is shown and hidden from the filter **⋮** menu, using **Show Secondary Filters**.

### Primary filters

| Filter | What it controls |
| ------------- | ---------------------------------------------------------------------------------------------------------- |
| **Room Type** | Which of your room types to include. **Edit Room Types** manages the list |
| **Source** | The channel whose rates are read: Any Provider, Booking, Expedia, Brand.com and others |
| **Rate type** | **Any Rate**, **Public Rates** (no membership needed) or **Member Rates** (membership needed) |
| **Device** | **Any Device**, **Desktop** or **Mobile Web**. Mobile prices can differ from desktop prices |
| **Region** | The point of sale the rates are read from. The same room can carry a different price in a different market |

### Secondary filters

| Filter | What it controls |
| ----------------- | ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- |
| **Airport** | Reads rates for a selected airport market |
| **LOS** | The number of nights compared, from 1 to 8+. Above 1, the rate shown becomes the average nightly rate |
| **Rate category** | **Lowest**, the lowest available rate, or **Lowest flex**, the lowest available flexible rate |
| **Meal** | The board basis: Any Meal, Bed Only, Bed & Breakfast, Half Board, Full Board and others |
| **Guests** | The minimum occupancy compared, from 1+ to 8+ |
| **Competitor** | Which competitor group to compare against. **Edit Competitor Groups** manages them. See [Competitors & competitor groups](/revhero-docs/roompulse/rate-settings/competitors.md) |

### Saving and resetting filters

The filter **⋮** menu holds 3 controls for saved filters.

| Control | What it does |
| --------------------------- | --------------------------------- |
| **Save Current Filters As** | Keeps a combination you use often |
| **See All Custom Filters** | Opens a saved combination again |
| **Manage Filters** | Tidies your saved combinations |

**↺ Reset Filters** returns every filter to its default.

{% hint style="info" %}
Build a saved filter for each question you ask regularly. A 2-night, bed and breakfast weekend comparison reads very differently from a 1-night, room-only one. Setting those filters by hand every morning is where mistakes start.
{% endhint %}

## Exporting and refreshing

| Control | What it does |
| ------------------- | ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------ |
| **Export** | Produces an **.xlsx** file. It offers date-range presets, custom dates, and the option to schedule the export. See [Exports & scheduled reports](/revhero-docs/roompulse/exports.md) |
| **Refresh Results** | Fetches the latest rates for the filters you have set, and updates the *"Updated N hours ago"* stamp on the action row |
