# Reading the numbers

Which number to look at, what good and bad look like, and the action each one points to.

Every figure on screen is telling you to do something, or telling you to leave a date alone. These tips say which.

## Is one strong week a trend, or just one week?

**Find it:** Dashboard → [Pickup](/revhero-docs/your-hotels-performance/dashboard/pickup.md) → the window dropdown

**Look for:** the same period read on `-7 Days`, then on `-30 Days`.

**If** `-7 Days` looks strong and `-30 Days` is flat, you have had one good week rather than building demand. One week is often a single group or a promotion landing.

**Consider** holding the rate and reading it again in 7 days, rather than pricing up on a single week.

| Example | |
| ------------------ | ------------------------------------------- |
| Pickup, `-7 Days` | 14 room nights |
| Pickup, `-30 Days` | 19 room nights |
| Reading | Nearly all of the month arrived in one week |
| **Consider** | **Hold, and check again next Monday** |

## Negative pickup? Find out who cancelled before you touch the rate

**Find it:** Dashboard → [Pickup](/revhero-docs/your-hotels-performance/dashboard/pickup.md) → hover a bar below zero

**Look for:** the tooltip, which splits that stay date's net figure by booking source, this year and last.

**If** you see two negative days in a row across the same run of stay dates, that is usually a group dropping or a channel churning. It is not the market telling you your price is wrong.

**Consider** checking the [Event Log](/revhero-docs/automation/event-log.md) for those dates before changing anything.

| Example | |
| ------------------- | --------------------------------------------- |
| Pickup, last 7 days | −6 room nights |
| Tooltip shows | 9 new bookings, 15 cancellations, one channel |
| Reading | A block dropped, demand is unchanged |
| **Consider** | **No rate change. Find out what cancelled** |

**Don't** cut the rate to "recover" a cancellation. You will sell the same rooms cheaper to the people who were already coming.

## Occupancy on its own will mislead you

**Find it:** Dashboard → [Occupancy](/revhero-docs/your-hotels-performance/dashboard/occupancy.md), [ADR](/revhero-docs/your-hotels-performance/dashboard/adr.md) and [RevPAR](/revhero-docs/your-hotels-performance/dashboard/revpar.md)

**Look for:** all three together, against STLY. Occupancy is the volume half, ADR is the price half.

**If** occupancy is up and ADR is down, you bought the fill with rate. That is fine if you meant to. If you did not, RevPAR will tell you whether it paid.

**Consider** reading RevPAR as the decider. It carries both numbers at once.

| Example | 50-room hotel |
| -------------------- | -------------------------------------------------------- |
| Last night | 40 sold at €120 · RevPAR €96 |
| Same night last year | 36 sold at €135 · RevPAR €97.20 |
| Reading | More rooms, less money per room owned |
| **Consider** | **Whether the extra 4 rooms were worth €1.20 of RevPAR** |

## "Down 8% on last year" — at what point in the booking window?

**Find it:** Dashboard → [Booking Pace](/revhero-docs/your-hotels-performance/dashboard/booking-pace.md), expanded

**Look for:** where the two lines separate. They are aligned by booking window, not by calendar date, so today sits against the equivalent point on last year's curve.

**If** the lines run together until a date 6 weeks back and then split, that week is when the gap opened. Something changed then, and it is usually findable.

**Consider** checking what you changed in that week — a rate, a restriction, a channel — before assuming the market softened.

Pace is the level you have reached. Pickup is the speed you are adding at. A date can be behind on one and healthy on the other.

## One forward date tells you more than a monthly total

**Find it:** [Daily Performance](/revhero-docs/your-hotels-performance/daily-performance.md) → **PU-7** → **RN**, next to **PU-7 STLY** → **RN**

**Look for:** a single stay date adding rooms steadily while you assumed it was quiet.

**If** a date 60 days out has added 2 rooms a day for 5 days running, you are underpriced on that date now, whatever the monthly total says.

**Consider** opening that one date on the [Yielding Board](/revhero-docs/setting-your-rates/yielding-board.md) and moving it, rather than repricing the month.

| Example | |
| ------------------------- | ------------------------------------------ |
| Month total against STLY | −3%, looks quiet |
| One Thursday, 60 days out | +10 rooms in 5 days |
| **Consider** | **Price that date, leave the month alone** |

## A number looks wrong? Three checks, in this order

**Find it:** Dashboard → the filter bar

**Look for:** these three, before you report anything.

1. **Last Upd.** — old data is stale, not wrong.
2. [**Reference Date**](/revhero-docs/your-hotels-performance/dashboard/reference-date.md) — if it is not today, you are reading another day.
3. **The filter badges** — Period, Room Type, Segmentation and the Cancellations checkbox each change the figure.

**If** all three are clean and the figure still looks wrong, it is worth reporting.

**Consider** emailing **<support@revhero.com>** with the stay dates, the figure you expected, and the three checks you have already made. That gets a real answer far faster than a description.

## Revhero and your PMS are counting different things

**Find it:** Dashboard → [Revenue](/revhero-docs/your-hotels-performance/dashboard/revenue.md), next to your PMS report

**Look for:** a gap that is roughly the size of your VAT rate. That is the usual explanation.

**If** the two disagree, check these three before anything else:

* Revhero revenue is gross, so it includes VAT, and it is net of channel commission. Most PMS exports are the other way round.
* Revhero counts stay nights. A 3-night stay arriving on 30 April puts 1 night in April and 2 in May.
* Revhero leaves cancellations out of revenue. Many PMS reports keep them in their own column.

**Consider** dividing the revhero figure by 1 plus your VAT rate before you compare anything else.
